Rock Spring Resort is the perfect accommodation for your time in the Greater Chattanooga Area whether you are traveling for pleasure, business, education, or medical purposes.
Rock Spring Resort Rules
• No parties, events or gatherings allowed without obtaining written host permission prior to arrival. Number of inhabitants must not exceed occupancy numbers stated in your reservation. Note: We do offer larger event options (like reunions & weddings) onsite at Rock Spring Resort, but there are additional charges to cover our cost and additional coordination required with other guests on the property.
• We allow well-behaved dogs and cats at Rock Spring Resort. We charge $25 per pet per stay to give our cleaners extra time to sanitize Apartments with pets.
• Please remember that you are staying in an apartment, not a hotel. If any problems occur, we will do our best to act as soon as possible. However, we do not staff the office or SWAG store 24/7. We do have multiple employees who live onsite, and we all watch texts sent to the office phone number posted in your suite.
• Please respect the noise curfew: Quiet hours are 10pm to 8am. We are a family-friendly property and quiet hours are strictly enforced.
• Please comply with all posted rules located at the property amenities including (but not limited to) the Bark Park, Sauna/Hot Tub Area, Laundry Facility, Dumpster, Playground and Walking Trails.
• Upon arrival, if anything is missing or broken, please let us know so we can take care of it immediately. We want you to have a great experience and want the opportunity to fix any items that do not meet your standards. We also don't want to hold you responsible for items that were already broken.
• A starter kit of travel-size bathroom toiletries, toilet paper, kitchen supplies, and paper towels are provided at check-in. This is included as part of your one-time cleaning fee and is not restocked during your stay. There is a Swag & Supply Store in the RSR Office, plus gas stations, a dollar store and Walmart nearby to restock.
• We do not offer Valet trash, so please promptly bring trash to the dumpster. Do not leave trash sitting outside your Apartment.
• RSR limits mailbox access to lease holding tenants only. Post office boxes are available at the post office less than 5 minutes away.
• Treat the space and the neighbors with respect. Keep noise to a minimum and clean up after yourself when exploring the property.
• Please respect check-in and check-out times. Our cleaning staff needs ample time to prepare for the next guest to maintain their high standard of excellence. For the Event Center & Suite 100 (5-bedroom Unit), we charge an additional $100 per hour for late check-outs and $50 per hour for early check-ins.
• In warmer seasons, please leave the A/C at 74 degrees upon departure. In cooler seasons, please leave the heat at 70 degrees upon departure. We want our cleaning staff and our future guests to arrive to a comfortable space.
• Smoking or Saging is not allowed inside the apartment. A $500.00 cleaning surcharge will be imposed to any apartment where guests have smoked with disregard for our policy. You may smoke outside on the patio. Please dispose of your cigarettes accordingly.
• No illegal substances allowed on the premises.
• Please take care of the furnishings. Do not rearrange the furniture. While accidents do happen, guests will be financially responsible for damage due to gross negligence.
• The property is monitored by video surveillance, and we have multiple cameras in shared spaces including entrances/exits, parking lots, and hallways. Do not tamper with or alter the installed security devices.
• For the safety and health of all our guests, we conduct professional pest control sprays and fire alarm checks monthly in each Unit. This can happen during your stay here. We will do our best to notify you in advance.
• FOR ITEMS LEFT BEHIND: We can ship them back to you. Shipping & Administrative cost starts at $25. Cost may vary for bigger items. If you forgot an item and live locally, you are welcome to stop by and check our Lost & Found bin in the hallway by the Bark Park.
